Job Description and Qualification:

Scope of Position
Painter directly reports to Duty Engineer and Supervisor responsible in Applying paint, stain and 
other finishes to property walls, ceilings, and furniture using brushes, spray guns, or rollers. 
Apply primers or sealers to prepare new surfaces for finish coats. Remove old finishes by 
stripping, sanding, wire brushing, burning, or using water and/or abrasive blasting. Cover 
surfaces with appropriate material for protection during painting and post appropriate paint signs. 
Clean up and store paint and painting tools and equipment in appropriate areas. Coordinate with 
vendor in order to modify colors of paint, stain, or varnish.
1. Departmental:
• Preparing painting surfaces by washing walls, repairing holes, or removing old paint.
• Mixing, matching, and applying paints and other finishes to various surfaces.
• Providing decorative and faux finishes as the project requires.
• Handling planning and prep work in an efficient manner.
• Preparing the surrounding area by covering with cloth or plastic to prevent messes.
• Moving furniture and equipment as necessary to reach the entire surface of the project.
• Removing fixtures such as doorknobs and light switch covers.
• Taping off areas as needed.
• Applying paint, stain and other finishes to paint surfaces using paintbrushes, rollers, or 
• Respond and attend to repair requests.
• Welcome and acknowledge all guests according to company standards, anticipate and 
address guests.
• Communicate with different types of people to comprehend what they want and to provide 
them with information and assistance.
• Update the maintenance work order form / Job card and file them.
• Prioritize and organize work assignments.
• Read and understand test equipment, measuring devices, and safety manuals.
• Clean, lubricate, protect, and otherwise maintain all tools and equipment in the hotel.
• Be available for any emergencies and act in an engineering capacity to protect guests and 
associates and preserve the building and its systems during the emergency.
• Carry out specific oral and written instructions.
• Maintain maintenance inventory and requisition parts and supplies as needed.
• Maintain the hotel facility and related equipment in a safe and efficient manner.
• Communicate each day’s activities and problems that occur to the other shifts using 
approved communication programs and standards. 
• Use the Lockout/Tagout system before performing any maintenance work. 
• Follow all company and safety and security policies and procedures; report any 
maintenance problems, safety hazards, accidents, or injuries
• To abide by all rules, regulations, policies, LQE, MOQA and Safe, Sound & Sustainable 
by Mandarin Oriental standards.
• To be responsible for retrieving and completing work orders as per policies and procedures 
in HotSoS.
• To be responsible for completing all work order from HotSoS prior to ending the shift.
• Complete safety training and certifications.
• Properly store flammable materials. 
• Attend meetings and trainings as requested
• Perform other duties as assigned Duty Engineer and Supervisors. 
Education & Certificates
• A formal qualification in Painting
• A painter works with a team, so it is vital that he/she is open to working in a team-oriented 
environment contributing his/ skills to the project and open to giving a hand whenever there 
is need.
• Hands-on experience in day-to-day maintenance of the hotel/ villas/ apartments/ cruise ship
• A minimum of 1-3 Years industry experience in a similar role in a luxury hotel or cruise 
ships is a must. 
• Should possess an excellent command of English (written and oral) – Fluency in other 
languages will be a definite advantage
• Multi skill trade will be a definite advantage. 
• Knowledge of dry wall construction will be a definite advantage.
